An investor sent me this yesterday.

Ok great! Maybe we can work together I’m working on a wholetail deal and I have minor work finish. I’ll flip your investment in 30 days all above board on contract. You can come in on this deal as silent partner, I can shoot you an email with the contract. Contract states if I don’t perform by repaying back the loan you take possession of the property.
•30 day terms-I’ll flip your money
•I provide address and also my personal identification and information for transparency purposes
•Great way to make passive money, I’ll be doing a couple of these deals a month
•you can send funds directly to me or GC if need be
• I need $2500 but whatever amount you invest helps with same terms
•repayment date- October 6th

He said if he does not perform on his end of the bargain then I get to keep the house. All he needs is the 2500 investment which is backed by the house as collateral if he does not perform. Good deal?
