New to the group, just got off the phone with a mortgage company and they are saying my dti is very good and I should be looking at an investment property any suggestions?

If you're looking for a place to invest, the Midwest is popular. Lots of folks investing here in Ohio - Cleveland, Columbus, Cincinnati, Toledo, Dayton...I personally prefer multifamily properties over single family. Might be easier starting out to stay local where you can be hands-on and self-manage the property. Just depends on your market and how much involvement you want to have.
