Creating terms for a volume investor.....

I am a realtor.

I am looking for suggestions on terms for a volume investor. I want to protect my team and add value to the investor. I understand that the standard commissions on a normal deal do not apply here however I do not like the flat rate either. My agents go above and beyond for our clients and I want them protected. I have considered a JV. Or a volume retainer. Thoughts?
