Investment property HELOC/loan

Hi guys,

I’ve recently been trying to access capitol from one of my rentals in the form of a heloc or home equity loan. I can not find anywhere that will do it on a non owner occupied property. I’ve even had banks tell me yes then it gets to the underwriters and they deny it. Any info or help with lenders would be great, thank you!
