DSCR Loan for positive cash flow

Hello everyone! I am somewhat new to real estate (there are several apartments that I successfully rent out) and I have a question regarding DSCR Loan . I have a fairly impressive amount for a down payment and I'm wondering how to properly use it in real estate. In my situation, I am considering investing in an multi-family building with a positive to get a positive cash flow using a DSCR Loan . How to correctly calculate the down payment when purchasing in order to achieve that? What's numbers should I consider when buying an multi-family? The down payment requirement for this mortgage is 25%, but I'm not sure that would be enough for positive cash flow in this market. Any suggestions?
