The Advantage of Door Knocking

We closed on a deal last week that would not have been possible without door knocking. I monitor delinquent tax cases and when a judgment is rendered the taxing authority is about 2 months away from a sale but it is not published yet. I often go see the property owners to make them an offer. So, I knocked on the guys door and when he answered I told him I wanted to talk to him about the house of X street. He said, "man that is my uncles house you need to talk to him, he is in a nursing home, but he is still alive." I said, "Sir, I don't know how to tell you this but your uncle died October 1, 2010." So he invited me in and we worked out a deal on the house. I have it on the market now. He would have never responded to a mailer or any other kind of marketing other than a face to face conversation. Sometimes I guess you just have to go old school.
