First Real Estate Transaction with an Investor

Brandon Golding
Posted

I've met a few investors and had good conversation and exchanged numbers, but I haven't had any luck with creating a partnership to close some deals. Any Advice?

I've recently entered the real estate industry, but I'm seeking out my first transaction with an investor. I've worked with family, friends, and leads; but I've always felt investors and agents should work hand in hand, like a match made in heaven.

I'd love to provide proof of concept for my family to show them; calculated strategy in a real estate endeavor can amount to more than just a home to live in, but a way to significantly improve their wealth!

To any investors looking for an investment property in Orlando or South Florida, I'd love to be an asset at your disposal to find deals that fit your criteria!

Are you a realtor, or are you looking to become an investor yourself?

Like Bob mentioned, you need to bring something to the table. When I first started investing in the Columbus, OH area a few years ago, I too was wondering how I make lasting connections. One investor specifically(who I still work with today) informed me this business is a two way road. Do not expect investors to give you handouts simply because of the fact that they know what they're doing.

I started bringing investors wholesale deals and that was my way of essentially "paying" for them to mentor me. Not only would I make money with these transactions, they would also walk me through the wholesaling process, and eventually, a few of them partnered with me on fix and flips.

If you're a realtor, think of it as a numbers game. Ask investors what criteria they're looking for, set them up on a reoccurring email campaign, and continue to forward them deals until they find something that interests them. Similar to doing transactions with owner occupants - you can't force a relationship!
