Coming up with down payment and closing cost

Found a 4plex for $85k some one is trying to get ride of how do I come up with the down payment if I don’t currently have the funds, but want to buy or a cheaper down payment than 25%

Buy with an LLC and bring on a partner who can help fund the deal. Obviously you are splitting ownership but hey, something is better than nothing.
