Partnership vs. LLC

I am looking at investing into real estate with my parents. We are all starting out and looking at multifamily homes. We have been looking at different entity's and are not sure which one to go with. I'm leaning more towards the partnership because it avoids the annual fee of the LLC. Is there a problem purchasing a property under a partnership and putting them into land trusts?
