Pre-foreclosure advertising law

Hi! Working on a second flip that we found on the CRMLS but I was interested in trying to approach a person who might be in pre-foreclosure for our next flip to see if we might be able to come to a mutually beneficial agreement so they can avoid the big F but not rob them of their equity or homes.  I know their might  be some predatory practices out there and I don’t want be involved in any of that but I think there might be some options where we could make a fair deal with some one going throgh a tough time like this. That being said I know a lot of people cold call people in pre-foreclosure and I’ve seen the letters and scripts people use but I was wondering if you were allowed to advertise that your buy pre-foreclosure homes. Might be a stupid question as I realize you probably can’t say certain words like “foreclosure” or “help” but I’m looking for some direct links to guidelines and or laws if anyone has a place where I can read up on those I would be very great full.
