Wholesaling With Realtors Questions

What are the best properties to work with Realtors on when selling to my Cash Buyers list? The deals need to be assignable.

REOs and Short Sales are out as you can't assign those contracts.

What else do Realtors have access to on a regular basis that cash buyers would love to get their hands on?

As @Kyle B. says, (in most cases) the MLS is NOT fertile ground for RE investors - ESPECIALLY wholesalers. Savvy rehabbers already have RE agents (AND SOFTWARE PROGRAMS) that scan new MLS listings and let them know about those that are way below tax appraised value. Great deals are snatched up quickly. How would a wholesaler add value in that scenario?

Successful wholesalers usually do marketing directly to homeowners to find OFF-MARKET deals that they can bring to their buyers. That's where the value is. You can waste a lot of time and effort looking at "deals" on the MLS and finding they are usually NOT, or you're way too late...
