Ryan homes model home leaseback - when do they release the house back to the owner?

Question

Hello I own a Ryan homes model home and they only have six houses left to sell.   Does anyone know if they release the house after they finish selling or building the remaining homes?  I have tried emailing the sales team a couple of times but no new info.   Thanks

Are you sure it won’t be the model for another nearby community?  DR Horton is using the same model homes from a community that sold out 6 months ago for their new community 2 miles away. (Rather than sell them and build 4 new models and parking spots.)

It really shouldn’t matter? You’re going to start advertising 30 days before it’s available? Just keep an eye on the community of how many rentals come up, how much they charge and how fast they fill. Make sure the numbers work and you wouldn’t be better of selling and taking the gain. Good luck.

If email/phone is not working, then show up at the onsite sales office and ask them in-person. It doesn't need to be confrontational, but at least they will be forced to have a discussion with you about it. If the salesperson can't give you an answer, request to speak with the Area Sales Manager (or whoever is managing that salesperson).

I have never worked with Ryan Homes, but in my experience with my builder-clients, we typically want to continue using the model/sales office at least through sellout and potentially even longer depending on how many homes remain to be closed. Unless the onsite salesperson is going to manage the remaining closings from a different sales office, they usually like to keep an onsite presence to meet with buyers and manage the lenders, escrow, etc.

I have contacted them multiple times but they aren't being forthcoming.  I got a 5 month window from them in part because they don't want the owner to start advertising it for rent or having potential renters go by the home.
