Licensing Experts - Anyone have any feedback?

Post on Craigslist seems like another 'guru' but I cannot put my finger on it, he seems to be following Cherif method, not sure what to make of it. Anyone tried them?

Hi Harry, as a follow-up to my previous post.  I too at first thought it odd, that they didn't have a big internet presence, though they've been around over 6 years. Here's what I found out.  They don't write books, do seminars or post on social media.  They don't even sell courses.So, Licensing Experts definitely aren't a guru.  Rather, they are four former commercial real estate brokers, with one of them also an attorney in their 60s or 70s that have a true hands-on style of mentoring.

What they do is basically teach how to Wholesale Commercial Properties professionally.  I became a select mentee of theirs about two months ago.  Six weeks into their program, I earned just over $50K.  I had no prior experience in commercial real estate at all.  My prior background was in nursing.

In essence, they teach their select mentees how to find vacant commercial properties in good condition and great locations.  They taught me how to professionally engage the brokers and sellers and submit all-cash offers using THEIR cash.  When I first started, they said I would get results if I just followed their instructions and got indoctrinated in the principles of mindset.

They told me, that people actually don't learn from books, courses, sermons or watching videos, but by having a "relationship" with a coach or mentor.   I actually tried Cherif Medawar's program and have found Licensing Experts vastly superior in a couple of ways.  First, I have true daily and direct access to the 4 owners of Licensing Experts because apparently they don't and won't deal with a bunch of people.  I think they only mentor like 25 at a time.  And, they limit the type of people.  I understand most of their mentees come by referral, which says a lot about them - though I too found them on Craigslist.So, the four of them, plus their support staff and "volunteer" co-mentors is all they use to teach, demonstrate, mentor and coach.  It's very intimate.

Licensing Experts teach directly one one-on-one by phone, zoom calls and emails.  They make themselves intimately available M-F.   On top of that, every Wednesday group live Zoom Calls.  On their Wednesday's Zoom, they feature Show & Tell, so you can see the successes and questions of others.   Frankly, I've never see anyone do it the way they do.

In essence, they hand-hold you through on how to do two things:  First, find and tie up a select vacant commercial property, then Second get a prospective tenant who would agree to move into that subject property at a future date.  Because the owners of Licensing Experts pay ALL CASH, the closing usually occurs 3-6 weeks, which is very fast compared to traditionally financed commercial deals I've seen on Bigger Pockets.

The whole thing hinges on their very clever technique of getting existing commercial retail tenants engaged, willing to move into their newly acquired properties who are coming up for a lease renewal or lease expiration, rather than marketing for new commercial tenants - which would take way too long.

Licensing Experts is somewhat of a "front" for their Mentorship Platform, as they evidently have many of their own separate entities for which they use to actually purchase and close on their commercial properties assigned by their mentees.  I got paid right in Escrow.   I'm currently working on my second deal.

Finally, there is an upfront cost to their mentorship program, but it's reasonable for the results you get.  Truly only meant for someone sincere and willing to listen and follow them.  I have found others who have also succeeded with Licensing Experts.  I indeed have learned a ton from them in a very short time.  They have a system, team, and their own contracts, and also provide proof funds, even the EMD.  I just don't see anyone else doing what they do.  They are not braggadocious or needy of any sort of attention.  But, Harry, I would give them 5 Stars and you can tell them I sent you.

Yeah. It makes me wonder why they have to open a user on every forum to publicly clear their name, yet there isn't one real user that can show something they have really done. smells fishy at best.

Hi Harry - fishy indeed. I was a student with these guys for 2 months, yeah, I actually signed up, Curtis sold the heck out of the program to me. Everything they do is illicit. I didn’t make a dime, because the stuff they teach doesn’t work. They just want to use people. If anyone wants more info, DM me.

I paid and went through the program. He only gives you like 60-90 days to do a deal. I forget exactly the amount of time because it was so long ago. Well, I actually successfully got a handful of properties under contract but was unable to find a tenant to occupy the property. What he teaches you for the most part works, but the problem is finding a tenant for the property once it's under contract. He tells you to contact brokers in the area of the property & try to get them to find you a tenant within 2 weeks while you have the property tied up.The problem with that is the brokers will tell you they can't help you if you don't actually own the property. I told him I was having these issues & he just told me to keep trying. So all the deals I had fell through because it's almost impossible to find a tenant on your own & again brokers/ real estate agents won't help you even though he tells you they will.

You have to pay, then you get put in a group zoom training where he never shows his face. He tells you that "you can get a refund" within like 3 days or something. The problem with that is he doesn't allow people to ask questions about parts of the process down the road. For example, people wanted to know "what happens if the seller says this when you talk to them on the phone"..he would respond by saying "Only ask questions pertaining to where you are in the process". So essentially you can't really judge if the opportunity is right for you because he wouldn't tell you anything about what you could expect down the road & by time you got to that point it was past the time to get your refund.

So buyer beware, he makes it sound good to get your money, then tells you you can get a refund within a certain number of days. He will not answer your questions about what to expect and then tell you to do things he knows won't work. You see, if you actually found a tenant, then he would have to buy the property & pay you, but the way he teaches you to do things, it ensures you will never close a deal. He refuses to let you talk to anyone else in the training as far as getting their contact information & he won't let you speak to people who have "successfully completed a deal with him."

The bottom line is I followed step by step exactly what he told me to do, got about 5 properties under contract, but couldn't find a tenant during the time I had it under contract. So when my 90 days was up, you would think he would notice & keep working with me to get a deal done, right? After all I paid him my hard earned money...nope, he just drops you & doesn't let you continue.
