New Agent with $5 Million Listing -Need Advice!

Gina Ventimiglia
Posted

Hello, I just got my license about 3 months ago.  I work in a small, private brokerage that also just opened, although the broker has been in the field for about 22 years. My first listing is $4.9 million in Viera Florida.  Being that the brokerage is small and new, and we are all mostly new agents, I don't have a large, experienced "team" to help find a buyer, so I am pretty much on my own trying to navigate the selling process of this home. The ideal buyer would be an out of state, cash buyer/ investor.
Does anyone have any advice on how to approach this scenario?  Any successful stories, websites, routes to take or NOT take would be greatly appreciated!

I've never had a listing anywhere near this price range but I would begin to research the kind of people my buyer's would be, what kind of jobs they would have, where I could meet and find them.

Secondly, I would get professional photography of the property and expose the home on social media and pay for ads on instagram, facebook and anywhere else it would make sense to. Luxury real estate deserves you full attention. I would do a video walkthrough as well as host open houses and personally invite the neighbors.

This listing has the potential to kickstart your entire career into something extraordinary. Don't rush, think it through and make calculated decisions with applied faith!

I hope this works out for you! Good luck and keep us in the loop!
