I’m currently exploring ways to find off-market real estate deals and would love to get some advice from this knowledgeable community.

What strategies or tools have you found most effective in identifying off-market properties? Are there specific techniques or platforms you recommend for networking with property owners or other investors who might have leads?

I’m particularly interested in methods that have worked well for you in terms of finding deals that aren’t listed on the MLS.

Realtor, sorry but in 10 years doing let's just say one or two deals, I have never used a realtor, they do not have them. Of course, there are a few realtors that may be able to find you one or two, but for the most part, no.

You can do the outreach yourself to connect with off market properties or connect with people who can find them(agent, wholesaler). If you do the out reach yourself it will take time and money. You can cold call or hire people to marketing for you. If you rely on others you will have to sift through more deals before finding the one. Either way can work, it won't be easy where deals will pop up in your lap

Hey Michelle,

As a new investor going the off-market route seems to be a bit easier for most. With that being said having your team in place is the biggest stepping block to having success in the real estate world.

Also zeroing in on what markets you want to work in is something you should probably think about doing. That will make it easier to truly understand the numbers if you only focus on a few areas throughout the US.

As a new investor, your best bet is to start small with an app like DealMachine or Propstream so you have direct control of your options. I like DealMachine because you can literally drive or walk for dollars on the app in real time and all contacts are skiptraced with pro.

But, you also want to make clear why you want to find off-market deals. Are you looking to find a home to buy for yourself to live in? To buy to invest and hold? To invest and flip? Or are you thinking you might want to wholesale also?
