Multi Unit property in Waycross, GA

Hello,

I live in CA and planning to invest outside the state because CA is so expensive and ROI is better outside. I had stumbled on couple of multi unit properties in Waycross, GA in Zip 31501. I ran numbers on cap rate, ROI and they look good. I'm planning to use property management company.

But since it is my first investment outside state, do i need to worry about anything? And any input about this particular area i plan to invest in? appreciate your comment.
