How do you get your property information?

I'm working on a project that will make your job as a real estate investor easier and more efficient. To accomplish this, I need to know the primary means by which investors get information about properties. What online sites do you go to to get information about properties you may be interested in?

Zillow, Trulia, Realtor .com , maintain contacts with Real estate agents I have done business with or met and they provide constant updates on what comes on the market and what is selling..

What information are you looking for?  There are several locations depending on what info you need.

Online searches to find properties: MLS, HUD, HomePath, Hubzu, Auction.com, Craigslist, fsbo, forsalebyowner. Not sure whether foreclosure.com produces anything. I personally never liked it.

Online searches to dig deeper into info on a specific property: visionappraisal.com and/or the town's own website, plus MLS.

However, the most effective method overall appears to be marketing for off-market properties via direct mail, not searching online with the rest of the masses. Then, head to the town hall for the most accurate info once a property is chosen for further due diligence.

There are many sources for information, and a lot of the above reply's hit the nail on the head but what I have found is that sometimes the info varies from site to site so you need to make sure you check multiple sources for market information, comps (mostly if using Zillow, Redfin, etc. not title), etc.  Hope this helps!

The county tax assessor website is crucial, as well as the county trustee.

Account Closed I find 95% of my deals from the MLS and courthouse auctions. So I recommend the MLS but a lot of investors advise to stay a wah from the MLS.
