Assistance on upfront costs of MF purchase

I'm thinking of buying a large multi family complex, I need some advice on paying for the out-of-pocket expenses like engineering reports, appraisals, and inspections. I have a friend who is an inspector and may take payment at closing, but that not a sure thing.
