I sat through 2 listing appointments, one today and one yesterday. The property, 12,000 sq ft plus a guest house, indoor outdoor pool, huge barn on a couple hundred acres in Boulder. So agent 1, had comps that were over a year old and had made zero adjustments on the comps... it was a- what do you want to list it for meeting. Agent 2- zero comps, did not know how many properties were on the market, days on market... nothing... gave a price they though it should sell for... no data- they just think it should see for x... This property will pay out about 300,000 in commissions between the buyers agent and the sellers agents...

really- zero data... zero... but look at the web sites we link too...

Scary- these are 2 of the really heavy hitters... they both almost only deal in the 1mm and up deals... scary. very scary...

    Replied

    Jim,

In my experience, after several years as a "heavy hitter", most agents stop trying, as their reputation can carry them for the rest of their careers. It's crazy that I do more work to list a $65,000 junker, than these other "Realtors" for a Multi-Million dollar property.
