I’m ready to learn and out the work in! I just don’t know where to look.
My name is Rashad. I’m a 22 year old nursing student. I’ve always been fascinated with real estate. I want to flip houses or resell to buyers but I have no idea where to start. I’m willing to learn! I’m a hard worker and my daughter is 2. I want to give her a life I didn’t have and I’m motivated to do so. If anyone can help guide me, I’ll do my very best to ensure it will be worth it. So to better understand you want to quit nursing school to pursue flipping? I ask because those are two very different industries and it is my understanding that the nurse scheduling can be quite wild.
There are a lot of resources here that can help get you started.
I know it sounds weird, but I would consider housing hacking a fixer first. This allows you to understand project management, costs, and analyzing properties while working on a home that you own. Plus if you are to get any private money/hard money loans, the first question they ask you is what experience do you have in real estate. Now you would be able to say that you have property.
Flipping out of state can be tricky because you aren't there to hold the contractors accountable. I'm looking into flipping out of state and it is one of the bottlenecks I'm working on. I would ask ChatGPT to create a template business plan for you. Then ask it to download in PowerPoint form. From there you can tweak it and learn quickly what needs to be done.
