Purchasing a Condotel or Non-warrantable Property

Has anyone had experience buying a Condotel? I am looking to purchase one in Destin, Florida and am curious if anyone has done this before. Buying it in the hope of cash flowing but also appreciation as it is priced below market.

@Jacob Savitz  I have a lending partner who lives outside of Destin and does a ton of condotel loans.  He and I have closed together on a bunch of them where I do business in the Myrtle Beach market.  I can't speak for Destin, but there are plenty of condotel options here in the Myrtle Beach area that offer positive cash flow.  If you need help with financing, shoot me a DM and I'll send you my guy's contact info.  Good luck!
