Anyone see any distressed properties worth investing in?

I have studied my face off and it's time to pull the trigger and start actually investing and flipping real estate. Much rather BRRRR. But open to looking for multiple exits, depending on the deal

@Charles Campbell It depends on your market. I live in Baltimore and distressed properties are all over. A lot is talked about here on BP about BRRRR but it really takes a specific deal and set of circumstances to make it work.
