Selling price recommendation

Hi,

My wife and her sister are about to inherit a house from their father and we would like to keep the house and pay her sister off. We're trying to come to the fair market value of the house. It's located in the San Gabriel Valley, CA. We have scheduled an appraisal but also would like to have someone advise on the selling price.

Any help would be greatly appreciated!
