Starting a Portfolio

Hi, I am an engineer working on a ship and am planning on buying a rental property when I get off. The money is great and I am currently living with my parents. I will have about 60k cash available to work with. Is there a specific type of house I should be looking for and is PA a good place to get into the rental business?

I'd consider buying SFH or townhouse as owner occupied for 1st deal to take advantage of likely favorable financing. Although guaranteed you will hear from the Ohio folks I personally think in most instances the home court advantage is an advantage except maybe in VHCOLA like CA.
