South Austin duplex — individual vs coordi

I own Unit A of a side-by-side duplex in South Austin (78748). The other owner and I are evaluating whether it makes more sense to sell individually or coordinate a sale of the full duplex, depending on what the market supports.

Both units are 2/2 (~904 sq ft) with single-car garages, fenced yards, and W/D. Both have been renovated with new exterior paint, laminate flooring, mid-grade granite countertops, and stainless steel appliances. Roof replaced in 2018; my unit has newer HVAC and recent insulation/water heater upgrades. The HOA consists solely of the two unit owners and covers the master insurance policy, so it would effectively be dissolved in a coordinated sale.

I’m open to input from:

  • - investors who actively buy duplexes in Austin
    - brokers experienced with coordinated duplex sales or reduced-commission structures
    owners who’ve sold in a similar situation and can share what worked (or didn’t)

The goal is a clean, efficient exit, either individually or jointly, and I’m looking to sanity-check pricing and structure before moving forward. Happy to share more details privately.

@Danny Lopez not sure what the local laws or regulations dictate there, but in general the concept of some kind of "joint" but separate sale on the same timeline to the same buyer simply has too many variables that could go wrong and impact the deal at the 11th hour.  the "cleanest" and most efficient exit would be 2 separate exits for each unit in my mind.  and would likely lead to the the most profitable exit as well.
