Finding after repair values

So I've start to dip my toes into the deal analysis portion of the deal process im finding I'm having trouble with ARV with Texas being a non disclosure state other than having to use an agent for comparable wut other options should I look into

Are you not able to use Zillow or Realtor for their values?  Perhaps consider new construction, for the price per square foot they use.  

I have used those valuations plus PropStream for a long time, and they are not perfect. But with a number of properties to look at, and knowing that it won't be "perfect" we can still come up with an estimate of value.
