any suggestions or advice to buy new homes in suburbs of raleigh durham for longterm rentals?

Be careful looking at new construction in secondary or tertiary submarkets of Raleigh for 2 reasons: 1) when you're that far away from the city, you start to not really be in Raleigh as people can pay just as much or less in rent to be 20-30 minutes closer if that is their goal, and 2) investors get attracted to the lower entry point and you end up with a glut of supply of homogenous product that is very difficult to rent quickly/well without incentives or vacancy.
