Higher interests on LLC vs S Corps

A lender I am working with just increased the previously quoted rate because i am refinancing a property under an LLC as opposed to an S-corp. The reason he gave me is that in NJ prepayment penalties are not allowed since recently and lenders are increasing the rate to compensate for the potential loss. Any word or comment , I do not want a S corp because will not be netting a lot of profit, as this property is just starting.
