Out of state property , keep renting or sell?

Hi everyone just looking for some advise. I bought an out of state property in San Antonio in 2022 , market was different back then and now  my tenant has left and looking for a new tenant.  However it looks like rental market is now $150-200 less monthly and i will be in negative cashflow whereas before I was breaking even. Would it be better to sell in this case ? Thanks

Real Estate is a long term play with ups and downs. It is just part of it.

The big question is what would you do with the money after selling? Are there better opportunities out there?

Are there ways to increase cash flow? Renting by the room, STR, or MTR?
