Help with assignable mortgage

Hi yes I'm just about to get a new full time job and wanting to buy a rental house for me and wife to live in from my father . He currently has FHA loan interest of 3.5 percent for the mortgage and I'm wanting to look in to an assumable mortgage so I can get the same rate as him . Does anyone have experience with this ? If so I would appreciate some advice on how to go about it ! Thank you !
