best builder to buy with

Hi everyone. has anyone come accross a great deal from any of the builders in FL? I bought a town home with DR Horton last year, no closing cost, 3.99 interest rate, HOA fees waved for one year, etc. I am thinking about buying from a builder again, but it seems that as interest rates go down, the incentives are going away.
