How to find investors?
I am trying to sell a condo in Nashville and trying to find potential investor owners. I have a rental permit that I can include with the sale with tenants currently in place. But, I am really struggling to find interested parties. The market in Nashville is very saturated for what I have. Looking for some advice on how to get some movement from investors or should I just be focused on primary owners?

Owning condos right now can be a little tough. When there are tenants in place, you have to price it accordingly. For example no one cares if the unit next door sold for $200,000. An investor is going to look at the rents and want it to cash flow. Especially in Nashville the rental market is slow.
If you are trying to sell with tenants in place, I suggest a low price to really get attention. It's tough with tenants because they have no incentive for you to get top dollar.
If you really want to get the highest price, you likely need to sell it vacant. It's a harsh reality but I've had to sell properties with tenants in place and it can be rough.
