Flip, hands down. I know that sounds obvious coming from someone who's done a lot of flips, but here's why it still wins for me even now: the speed of capital recovery. You're not waiting 5-10 years to see your money back. You buy, rehab, sell in 6-12 months, and you've got cash in hand to deploy again. That velocity compounds fast.
That said, the real answer depends on where you're at in your investing journey. Flips work best when you've got the bandwidth to manage a rehab and you understand your local market. BRRRR is my second choice because it combines the best of both -- you get the forced appreciation from the rehab, then you hold the cash flow. Long-term rentals are solid but boring without leverage. Seller finance is interesting but it requires the right deal and way more patience than most people have.
The mistake I see beginners make is picking the "best" strategy on paper instead of picking the one that fits their situation. What's your main constraint right now -- capital, time, or market knowledge?
