Help with posting for selling MF 3 unit

Help! I have 2 questions: 1 - When selling an occupied multifamily, does anyone ever put "Proof of Pre-approval/Pre-qualification/Funds" on your listing to reduce the number of people that are not legit potential buyers?

2 - If you are an RE agent, would you provide your phone number on sites like Zillow and RedFin when you post your property (or, does this attract too many goofballs)?

 Hey Scott!

1. We usually add to the following to agent notes for 2-4 unit properties:
Pre-approval required to schedule a showing. Both units are occupied, and showings must be scheduled in advance and confirmed with tenants.

2. If you're listing as FSBO you will definitely attract all types of goofballs. That said, as long as you're following zillow, redfin guidelines, definetly add your #.
If you want to create a layer between you and the goofballs, consider a google phone number, showingtime/showingdesk 24/7 number, or something similar to screen/receive all of your calls.
