Looking for more deals.

I’m a Registered Nurse based in the San Fernando Valley currently working to grow further in real estate investing. My partner and I have successfully completed two flips locally, both of which went really well. We partnered with a group of doctors who came in as LPs, and they’re now eager to fund additional projects.

Our challenge at the moment is deal flow. The first two properties came from driving for dollars and connecting with a pre-foreclosure HO who was ready to move forward. Since then, it’s been about five months without landing another deal. We’re still consistently driving for dollars and targeting pre-foreclosures, but haven’t had much traction lately.

I’d really appreciate any advice on how to source more deals in this market. Has anyone had success building relationships with real estate agents to find off-market or investor-friendly opportunities? We’ve tried reaching out but haven’t seen results so far.
