Property Managers and Best Counties

Hello all,

I recently moved to Pottstown, PA and am looking to start investing in the next 6–12 months. My current plan is to either house hack a duplex/triplex or pursue a small-ish BRRRR with a partner (don't want a huge project for my first buy).

From my research so far, property taxes (especially school + county) seem to be a major factor in deal viability in this region. I’ve started looking into areas like Boyertown and Morgantown (Berks County), but I would immensely appreciate input from others investing within an hour or so of the area.

For those active in the area:

  • - Which towns/counties have you found to offer the best balance of taxes, purchase price, and rent potential?
  • - Any areas you’d specifically avoid (and why)?
  • - How do you evaluate PA markets where taxes vary so heavily by municipality/school district?

I’m also looking to connect with local property managers, agents, or investors who know the area well and ideally pick yalls brain on information you might have and connect as well.
