Higher Leverage Buys

I am looking around the Edmond area and what I am seeing is that at the traditional 20% down, I'm going to have to write some downright disrespectful offers, most of which will have a 99% chance of failure. Nothing wrong with that, but has anyone been using lower leverage on a really nice neighborhood in order to not be eaten alive by expenses? I know that reduces ROE significantly, but the reduced tenant friction, vacancy, and quality of assets may make management simpler.
