Completely agree, the deal is only one piece of the puzzle. What really separates long-term investors is having a reliable team that can actually execute when things get messy, because every deal eventually has friction. Lenders who can close, contractors who show up and stick to scope, and agents who understand investment math all make a huge difference in speed and outcomes. Once that system is in place, finding deals becomes the easier part because you’re actually ready to act on them instead of scrambling after the fact.
