Property Attributes for Evaluating Value

Hi again everyone.

My team and I are split into two parts. The first - driving around, locating distressed properties, recording as much information as possible, and then cataloging the information into a spreadsheet/database.

The second - determining property value by gaining basic information on the building through the tax assessors websites, public recorders office, CAD, and beginning our comps so that we can have an estimated value to negotiate with once the owner has been located and has confirmed that they are indeed willing to sell.

The problem that we're running into, is that there is no info regarding the number of beds and baths on any of these websites. We can find everything but these numbers, leaving me at a loss when trying to do comps of our properties with properties of similar attributes in the surrounding areas. These are not properties which are listed in the MLS, and I know that Texas is a non-disclosure state.

Where does one generally find all of the necessary information for estimating property value if not through these sites when it is not currently on the market in the first place?
