Anyone investing in Gloucester city NJ?

Question

the location looks awesome, cross the bridge to Philly, near Cherry hill/Collingswood/Haddonfield.

the price is very affordable(compare to nearby towns except Camden), and it is overall safe and friendlyAny one investing in this town or any residents sharing some thoughts?

@Yiming Jiang - whenever you want to invest somewhere, walk it on Google Maps and/or spend an afternoon there. Then you may understand why it’s so cheap. I was hired by someone to rent a second floor apartment in this area in ~2020 and the tenant pool looking was rough. Like class D/C area. Check the percentage of board ups (abandoned buildings) as well. Usually it indicates something systemically wrong with the local government.

Hey @Yiming Jiang, I own property in Northern Jersey so I could give general advice on investing in Jersey, but I haven’t looked into that specific area around Gloucester City.

I aggregated some data from Zillow/Redfin/Realtor/US Census and here’s what it's showing:As of April 2026:

- Median home value: about $238k - down 3.7% YoY- Market rent: about $1,852 - up 2.6% YoY- Cap rate (est.): 5.60%- Gross rental yield: 9.33%- Median days on market: 66 days- Active listings currently on the market: 30

My read is that it could work for cash flow if you buy right but I’d be cautious on appreciation and would underwrite vacancy conservatively. The steep decline in home values and 66-day market pace are the main watchouts.
