Where to find contractor-investors?

Where can I find a contractor to get deals from? I’m an out of state section 8 investor looking to expand my single family rental portfolio. I had this idea where in an ideal situation, I could consistently buy newly renovated turnkey single family homes from a contractor who has bought the home and fixed it up into turnkey condition. I could then purchase directly from them and they could do more projects and I can keep buying from them and grow my portfolio. Just me and the contractor(s). Is this unrealistic or do people like this exist but all the investors already partnered up with them?

It's unrealistic for a couple of reasons. Unless you have established contacts in said OOS market why would any contractor/seller want to work with you?? They would rather sell to local investors with a track record of closing deals. It's no different than the relationships you may or may have established locally. It take boots on the ground, a couple of deals, and great communication to get that flow going. Being OOS is a big hurdle to jump. In my opinion it's multiple jumps. 

You stated you're a sec8 guy. That's a niche and if you're looking OOS narrowing down limits the contractor/sellers you're aiming to find. I would keep an open mind and explore other strategies (in those markets) before pulling the trigger on your next investment. Cheers man.
