Being 18 is probably a bigger advantage than you realize because nobody expects you to know everything yet.

If I were meeting wholesalers today, I'd remember the ones who consistently brought me opportunities that actually fit my criteria—not the ones who tried to bring me every deal they found. Learning how different investors define a "good deal" is probably more valuable than memorizing neighborhoods.

Out of curiosity, are you hoping to become a full-time wholesaler, or are you ultimately trying to develop and hold properties yourself?
