How to finance a duplex fully rented out

My agent told me about a pretty good deal on a fully renovated multifamily. Both sides are rented for the last 2 years. I just don't have a clue how to finance it. I don't have the $60k for a hard money or DSCR

There aren't really low down payment option for non-owner-occupied deals these days. Finding a partner to provide some or all of the down payment is one of the only options I can come up with, unless the owner is willing to provide favorable financing themselves.
