Beginner wanting to invest in real estate
Im 18 years old, me and my girlfriend have been together for a couple years and have come to the conclusion that we would want to invest into real estate. Currently combined we have roughly 40k there's many routes that could be taken but I would love to hear some of you guys opinion to help young and upcoming entrepreneurs.

You're in a great spot, especially at 18 with $40k saved. One strategy I'd seriously look into is house hacking. It's one of the most accessible ways to get started because you can live in the property while renting out part of it to help offset your mortgage.
I'd also recommend talking to a few lenders before deciding on a strategy. They'll give you a much better idea of what you can qualify for, how much you'll need to put down, and what loan programs are available. That conversation can save you a lot of time and help you focus on what's actually possible.
In the meantime, keep learning how to analyze deals and don't feel like you have to rush into your first purchase. The right deal is worth waiting for.
