House Hacking a Dallas Duplex That Doesn’t Cash Flow (Yet) – Would You Buy It?

My husband and I are first-time house hackers looking at a duplex in the Dallas area, and we’re trying to determine if we’re making a smart long-term investment or buying an expensive headache.

Here are the numbers:

  • Purchase with FHA
  • Interest rate: 5.75%
  • PITI: Approximately $5,400/month
  • Current market rent: Around $2,300–2,400 per side
  • We’ll be living in one unit and renting the other while we renovate.
  • We plan to put about $25k–30k into upgrades on our side while we’re living there, with the goal of increasing the property’s value and rental appeal.

Our plan is to live there for at least a year, then eventually move out, rent both sides, and refinance if rates come down.

My biggest concern is that even after moving out, the property may not cash flow—especially if property taxes continue increasing by a few hundred dollars over the next few years.

For investors who have bought similar duplexes in today’s market:

  • Would this be a deal you would move forward with?
  • How do you determine whether a property is likely to cash flow in the future versus hoping appreciation or lower interest rates save the deal?
  • What would be a deal breaker for you?
  • Would you bank on refinancing, or underwrite the deal assuming today’s interest rate stays the same?
  • Have any of you bought a duplex that initially didn’t cash flow but became a great investment a few years later?

We’re okay with breaking even or even being slightly negative while house hacking if it sets us up well in the future, but we don’t want to buy something that never has a realistic chance of producing positive cash flow.

I’d really appreciate hearing how more experienced investors would analyze this situation. Thanks!
