Vanessa, we have clients who invest in the Broken Bow area, and I’d definitely evaluate the specific property and location, not just whether Broken Bow is generally considered a good STR market.

With cabins there, the numbers can vary a lot based on bedroom count, amenities, views, proximity to attractions, road access, management, and how well the property is positioned against nearby competition. I’d build a comp set around properties that are genuinely similar to the one you’re considering and underwrite it conservatively rather than relying on broad market averages.

I’d also confirm the exact jurisdiction, STR rules, HOA or deed restrictions, utilities, septic, insurance, road access, and management costs before buying. Those operational details can change the deal quickly.

From the tax side, I’d evaluate cost segregation and material participation together. Cost seg may create significant accelerated depreciation, but the important question is whether you can actually use the resulting losses. With an STR, average guest stay and your level of material participation can change whether those losses are passive or nonpassive.

So I’d look at the operating numbers and the tax strategy together before deciding whether the property really works.

Look for properties in Hochatown and Beavers Bend State Park there are some great Log cabins.  You also have McCurtain County for the lower property taxes hich helps cash flow.
