Help 24 Yr Old Investor

Hey BiggerPockets community — I’ve heard this is the best place to get solid advice from experienced investors, so I’m hoping to get some clarity on a situation I’m dealing with.

A few years ago, I convinced my parents to co‑sign on a property near our home. The original plan was simple: live in it for a year, then rent it out and use it as my first investment property. I was 20 at the time and didn’t have much real estate knowledge yet.

After moving out, I ran into multiple tenant issues in the Atlanta area — including one tenant who completely trashed their room before leaving. Between the headaches and the stress, my dad and I decided it would be better to sell the property and pivot into flipping instead of renting.

The problem is… we got zero offers.

Since then, I’ve been listening to BiggerPockets podcasts, reading books, and educating myself more. Looking back, I now see several red flags I didn’t understand when I bought the property:

  • The driveway is shared with a neighbor whose windows are boarded up.
  • The home sits off a very busy road, and one showing didn’t even go inside because they felt the turn‑in was too stressful.
  • And of course, pricing may be a factor.

For context, the house is a 4 bed / 3 bath / 1450 sq ft located in 30316 (Atlanta, GA).

My challenge now is figuring out what to do. I really need this property off my shoulders — I have significant student loans from flight school and a very high mortgage payment (interest rate is 7.3%). I’ve considered refinancing, but my original hope was to sell so I could start paying down my student loans.

What would you do in this situation? Hold? Reposition? Re‑list? Rent again? Refinance? Something else?
