@Todd Letourneau - realtor.com will show sales (at least in the disclosure state where I am) but won't show seller concessions.

Call a Realtor.  In Missouri, there are no sold comps on Trulia, Zillow or Realtor.com.  We are a non disclosure state, so we dont disclose what properties sell for.  All these sites get is public information from the assessors office and most of the time it is not even accurate.

Honestly there really is no comparison to the MLS, those websites are the closest you can get without a realtor but they don't take into effect sellers concessions to the transaction and I find that there is still a bunch of miss information. I would try to make friends with a local realtor and see if they don't mind helping you out from time to time so you can get the true information.

Like for instance if you see on Zillow the house sold for $159k and it normally is a $145k area it might have had sellers assist or other forms of concessions in the deal that netted the seller less then what it sold for.

Worst case if you have to use those sites at least do a 2nd verify with your local county records to ensure they are correct.
