Like some of you, I have had success with real estate investments but have also had my share of mistakes, bad luck, and just plain bad deals. What advice would you give to someone starting out with real estate investments? What do you wish you had known prior to your first move into the marketplace?

1. Don't fall in love with your first deal.

2. If you're finding deals everywhere, your criteria needs to be improved.

3. Consistent growth is better than inconsistent rapid growth.
