Submitting Offers

So I found a potential lead, numbers look good. After I take my contractor inside and get estimates and I come up with a mao (max allowed offer). How do I submit a offer. this is my first time submitting offers. this lead is from a wholesaler so im not working straight with seller, but I would be buying house using private money  . Please Walk me through this process.
